Minimum down payment: $225,000
Bank and secondary financing are already in place and available for qualified buyers. We may consider lease options.


Location and Inn Description
For multiple reasons, we consider West Rutland, Vermont among the top locations anywhere to own and operate an inn that caters to dog owners. The property is ideally located within a short drive for millions of dog owners in key markets consisting of NY, NJ, CT, MA, and PA. It is centrally situated nearby many of Vermont’s four season treasures including Killington, Pico, Okemo, Lake Bomoseen, Woodstock, Weston, and more. 

The inn itself is a majestic 1786 New England farmhouse featuring 4500 +/- square feet, eight fully restored private guest rooms with private baths, a commercial kitchen, glorious dining room, original wood flooring, floor to ceiling windows within spacious common areas, onsite state-of-the-art dog care facility, 3 acres of grounds including a large, fenced in dog park, and space for additional cabins or other rental units.  The inn is licensed for a 70 seat restaurant.

Since 2001 significant improvements have been made to the facility including restoring and/or rebuilding each private guest room and bathroom, a newlly installed fire sprinkler system, new porches and decks, manicured gardens, addition of the 2400 sq ft dog care facility, and more. The plush, open-space backyard provides direct access to 120 more wooded acres for hiking, picnics, cross country skiing, showshoeing.


Guest Demographics
Although we cater to an affluent market, the pricing of our value added services make a Paw House visit a bargain compared to virtually every other travel option.  Our guests are all dog lovers whose demographics span multiple age groups and socio-economic backgrounds.  This fact has proved to be a major contributing benefit against the current recession – and has enabled us to thrive in all economic conditions. We attract visitors from throughout North America - approximately 90% of all guests visit from from NY, NJ, CT, MA, NH, PA, and RI.


Marketing
The Paw House has been recognized by The New York Times, CNN, USA Today, Boston Globe, BusinessWeek, and more for the uniqueness of our concept and good will that has been generated within the dog loving community. Repeat and referral business account for approximately 55% of all bookings. The foundation has been set for a creative entrepreneur who can build upon our success by adding services such as weddings, dog group events, and more. The possibilities are limited only to imagination. 


ADR and Occupancy
Our location and niche significantly offset the seasonality swings that most hospitality properties experience within the New England region.
 
On an annual basis for both ADR and occupancy % since 2002 we have consistently ranked within the top 5% of all Vermont hospitality properties. 


Brief History of The Paw House
On September 1, 2001 we purchased the West Rutland location, restored much of the facility and grounds, and converted it into The Paw House Inn – the first hospitality property in America to cater entirely to dog owners.We officially opened on December 20, 2001.  Since 2001 we have been simultaneously operating/managing the West Rutland inn, marketing The Paw House brand, and evaluating expansion plans.  In May 2008, we purchased an 18 unit boutique resort in Mt Snow, Vermont which opened in August of that year.


So Why are We Selling?
Despite our love for our baby – our flagship Paw House Inn – we have come to the conclusion that the West Rutland location presents a much better financial and lifestyle opportunity for a full time owner than it does for us to manage the property with a staff. We believe that the new owners of our beautiful inn will reap many benefits of not only a proven business model that we have developed and honed since 2001 – but also the unmatched lifestyle opportunity that exists within a rewarding business.
